Paint Now or Later?

Ok blogging friends, I need some help here.

Alex and I were planning on painting a few rooms before we moved in while the house was empty. However, I spoke with some people and they said to wait for at least 1 year to paint anything, because RH would be back in a year to fix nail pops... And that we'd have a mess and have to re-paint after they fix the walls.

Did you paint right away or are you waiting for this reason?

I don't want to create more work for myself, but adding color to the walls is something I've been looking forward to.... I can't paint where I rent right now and I'm pretty sick of white walls. I can't imagine having white walls for one year in our new home....

  1. We are not painting for at least a year. We had so many drywall issues/nail pops at our 30-day inspection that I'm really glad we didn't paint anything as soon as we moved in.

    But if you don't mind re-painting again in a year, go for it.

  2. We asked our PM about it. He said that they will repaint after fixing nail pops as long as it is the base color. If not, you are on your own and painting again! We have also decided to wait a while, live in the house, wait for nail pops, and then do it!

  3. We had originally planned to paint a couple of accent walls before we moved all of our stuff in, but now we're going to wait. We don't want to have to re-paint every time there is a fix.

  4. Our service manager recommended waiting. Not only will you have to reprint, but he said that sometime the repairs take differently if another sheen of paint is used and may be obvious. We have waited and I'm glad that we did. There's no way I would want to paint and then repaint within a year.

  5. We are struggling with this same issue and we haven't even started building yet. We might go ahead and paint some smaller rooms (laundry, baths, etc) before the year is up but the larger, more difficult to paint areas will probably have to wait.

  6. I wanted to paint before we moved in as well but our PM told us that if we painted it would void the warranty! So basically if we paint a wall and something happens to that wall, they will not come back and fix that wall. They will fix others as long as they are not painted.

    So I asked him about hanging up decorations and if that would void any warranty as well and he said technically yes but they wouldn't be so hard on that as long as it was small. We've decided to wait it out and paint after the year is up. :(

Dont did it, we have been in our home 2 months and they are still fixing 30 day repairs, with nail pops and cracked and even have to re texturize the ceilings due to cracks, I wouldn't paint you are bound to have settling in your new home and paint is expensive, such you can simply give them the paint to touch up the fixes.......but you will be buying more paint...LOL

    Its a personal decision, I had decided No.

  8. Thank you all for your responses. I'm glad to have the feedback, but it also makes me so sad !! I was SO looking forward to painting and decorating. I will share these comments with Alex and we will come to a decision together.

    1. Robin, don't be discouraged! You can do what you wanna do! I just read a blog where the homeowner painted her entire house and found several issues because she painted with a satin finish. The flat finish paint doesn't allow you to see all the imperfections. Rh agreed to paint the house over using her paint because they discovered that the job done by the contractors was not to their satisfaction and approval.

  9. A lot of people seem to be okay with painting before their 10-month inspection, some have chosen to purchase the paint packages that RH offers which BTW wasn't an option in our community, some have chosen to wait until after their 10-month inspection and some have chosen to paint some rooms.

    Honestly, I prefer to be in a home that is painted because the paint brings warmth to the home. In the past, I have painted before moving our goods into our home. BUT this time, I chose differently for the following reasons:

    1. I want to choose paint colors after I complete or near completion of my interior design for each room. It keeps unfolding but I am glad I have a color palette for my main level.

    2. Our community did not offer the paint package which may have been an option especially since RH would have this paint color available for the 10-month inspection. Honestly, I don't think I would have chosen the package because the colors are probably limited as all the other options.

    3. I have read blogs and have seen pictures of people's home where they have painted prior too the 10-month inspection and had drywall patches where they need to repaint. Personally, I don't want this hassle because you may have to repaint the entire wall(s) in that area because another coat of paint is bound to give the wall a darker shade.

    4. The paint that I love to use at Lowe's is called Brilliant Metals which require two coats of paint in two different colors which gives it a beautiful finish that looks like wall paper. I can't imagine trying to match it up afterwards for the same reason as #3.

    5. We were okay painting ONLY our dressing room closets because we had custom closet systems installed which covers the majority of the wall. We don't expect to repair anything behind these systems. We also painted the garage because RH leaves that area unfinished and I really did not like looking at the walls with the white patches.

  10. I am biting the bullet and painting some rooms right when we move in. I'm a quick painter and don't think it will be a big deal if I have to repaint here and there. We built our current home and had no issues ever with nail pops. Of course it was a different builder so it may be a completely different story with our Rome. I just can't handle white walls . . .at all. So if I get myself into a mess for some immediate color satisfaction so be it. This girl needs color color color! Haha.

  11. This post has depressed me, but better to get everyone's feedback. I was for sure going to paint before we even moved anything into the house. I showed this to my husband and now we are thinking NO :(

  12. I am so glad you posted this. I was going to ask the same questions... I Hate plain walls! I was going to paint as much as possible before I moved in, but after reading all of this, I am having second thoughts. :-(

  13. I don't understand why Ryan Homes don't use screws and glue on the dry wall to avoid nail pop. I would think that's going to save them money in the long run with so many people needing nail pop repair (and repaint).

  14. I really want to paint too but now I'm not sure. I wish we were getting white walls! We have to go with a color called divine white which is one of 5 colors of tan. I don't like it but it was the lesser of all of them. I did manage to get them to agree to do the ceilings white though, as I never want to have to repaint those!
